Job Description

Job Description : PMG is seeking a dynamic and experienced Director of Hotel Asset Management to oversee the performance of a national portfolio of new construction luxury condo-hotel projects, many of which have a centralized short-term rental hotel program. This leadership role is critical for creating and implementing strategic asset management plans, driving value enhancement, and ensuring compliance with regulatory and financial standards. The ideal candidate will have a proven track record in financial markets, luxury real estate development, and portfolio management, with meaningful operating experience in the burgeoning condo-hotel sector.

Role & Responsibilities :

  • Develop and execute asset and revenue management strategies to maximize value and achieve organizational goals.
  • Analyze, forecast, and advise on pricing strategy and market trends to optimally maintain assets.
  • Prepare detailed financial statements, activity reports, and property and portfolio-level forecasts.
  • Present comprehensive quarterly performance reports to senior leadership, lenders, investors, and other stakeholders.
  • Oversee and manage third-party vendors and partnerships, including HOAs, hotel managers, legal professionals, technology partners, commercial tenants, and advisors. Review all relevant contracts.
  • Collaborate with retail tenants and service partners to optimize the resident and guest experience.
  • Track and coordinate the condo unit closing pipeline in partnership with brokers, closing agents, lenders and other stakeholders.
  • Liaison between the HOA, hotel manager, ownership, and partners to maintain appropriate budgets and positive working relationships.
  • Review financial and property inspection reports and tax records, addressing potential risks or compliance issues in adherence with regulatory, lender, and internal compliance standards.
  • Coordinate, present, and execute comprehensive annual business plans and budgets, including capital projects and revenue projections.
  • Maintain in-depth knowledge of local markets, focusing on competing properties, development pipelines, and macro- and microeconomic trends.
  • Assist with due diligence for valuation models, refinancing, acquisitions, and dispositions.
  • Coordinate with construction and management teams to ensure timely completion of projects within budget.
  • Visit properties frequently to coordinate efforts with property managers, vendors, service partners, and evaluate asset performance.
  • Provide leadership and mentorship to the in-house asset management team and third-party managers.

Experience & Skills :

  • Bachelor’s degree in Finance, Real Estate, Business Administration, Economics, Hospitality, Urban Planning or a related field; advanced degree or certifications preferred.
  • 3-8 years full-time experience in condo and/or hotel asset management, with a focus on large-scale luxury projects.
  • Expertise in condominium closings, HUD review, and lender paydowns.
  • Expertise in the operations, budgeting, and financial analysis of operational hotels with sizable F&B components.
  • Advanced proficiency in financial analysis (Microsoft Excel), market research, and strategic planning.
  • Exceptional leadership, communication, and interpersonal skills.
  • Ability to manage multiple projects and deadlines in a rapidly changing high pressure environment.
  • Expertise in property management software, hotel operating systems, and financial modeling tools.
  • Capacity to formulate multiple solutions to complex problems where there is no ‘right’ answer.
