Escrow Assistant

Location: Sherman Oaks, CA or Beverly Hills, CA

Employment Type: Full-Time, 1-Year Contract (with potential for conversion)

Pay Rate: $25 - $30/hr. (based on experience)

About the Role:

We are seeking experienced Escrow Assistants to join a dynamic and fast-paced team in Sherman Oaks and Beverly Hills, CA . This role offers the opportunity to contribute to real estate transactions while working alongside a highly skilled escrow team . The ideal candidate will have 7-10+ years of experience in escrow operations , a strong understanding of pre-closing, closing, and post-closing procedures , and exceptional attention to detail.

Key Responsibilities:

Pre-Closing:

• Order and verify payoffs and final utility balances , ensuring accuracy with title commitments.
• Address and resolve liens, judgments, and bankruptcy-related issues .
• Obtain and review past and present tax information to ensure accounts are current.
• Request and follow up on HOA letters, bylaws, financials, and irrigation details .
• Collect and confirm real estate agent commission details .
• Prepare essential documents such as Power of Attorney and Quit Claim Deeds .
• Ensure consistent communication with the Escrow Officer regarding file status .
• Assist with client inquiries in-person and via phone when needed.

Closing:

• Enter the lender figures and assist in document preparation for closing .
• Print and distribute closing documents and checks .
• Fax lender and Realtor figures as needed to finalize transactions.

Post-Closing:

• Organize and prepare loan packages for shipment and recording.
• Follow up on any outstanding escrow funds and ensure proper disbursement.
• Finalize files for scanning and record-keeping .

Qualifications & Experience:

• 7-10+ years of experience required.
• Escrow Officer experience is a plus but not required.
• Strong knowledge of title commitments, escrow transactions, and compliance requirements .
• Proficiency in escrow software, Microsoft Office, and document processing .
• Excellent attention to detail, organizational skills, and ability to multitask in a fast-paced environment .
• Strong communication skills and ability to work effectively within a team .
